Hello All,

We're back. It pained me to postpone the September meeting, but it was
necessary for me to handle my work first (sorry NYExUG members). Hyper-V
clustering deployment, completed! 36TB+ DR replication implementation,
completed! So, we're making good progress. The DR replication was a great
experience.

Also, those with eagle eyes have spotted the Exchange 2010
[Personal] Online Archive presentation (posted on the website under 2010
Meetings) from the August's meeting. I finally received a copy of it. Ned
apologized and will explain the delay, but it had to due with conflicting MS
information that needed to be clarified.

Topic
Exchange Server 2003/2007 Upgrade Recommendations to Exchange 2010. This
will cover a LOT of material, so be prepared.

include:
- Preparation of, and participation in, new business presentations
- Valuation analysis and financial modeling
- In-depth industry research
- Extensive operating and financial / accounting due diligence
- Assistance in development of potential buyer / investor lists
- Preparation of confidential offering memoranda
- Drafting of management presentations
- Interaction with potential acquirers / investors, lending sources,
healthcare organization management teams, etc.
- Significant client interaction at multiple levels (C-Suite,
middle-management, etc.)
- Development, training and mentoring of analysts

QUALIFICATIONS
Qualified candidates will be self-motivated and capable of operating in a
boutique environment with multiple roles and responsibilities. Requirements
include:
- 3-10 years total work experience with (preferably) some exposure to the
healthcare industry with a leading consulting firm, investment bank or
healthcare services provider
- Strong operational modeling experience (strong Microsoft Excel skills
required)
- Advanced knowledge of financial accounting
- Attention to detail, excellent analytical, writing and communication
skills
- Strategic mind with extensive knowledge of how to take a deep dive into a
business
- Superior work ethic and intellectual curiosity
- Degree in finance, economics, accounting or other business-related
discipline

ASSISTANT PROPERTY MANAGER

An established real estate services company has an opening for an Assistant
Property Manager at our apartment complex in Burlington, NJ. If you are
interested in joining an organization where individual talents are

Responsibilities
§ Makes a sales presentation to prospective tenants over the phone or in
person and follows up in an effort to close the sale.
§ Shows apartments to prospective tenants.
§ Assist with collection efforts as required
§ Communicates and interacts with the property manager and maintenance
staff about occupancies and availabilities and maintains accurate records of
vacancies, pending applications, pre-leased units.
§ Supervises the maintenance staff and assists in prioritizing duties as
delegated by the Property Manager.
§ Records all requests for service using a work order form, delegates the
requests for service to the maintenance staff, and ensures completion.
§ Seeks possible sources of new tenants and makes recommendations for
improving occupancy rates.
§ Fills in for the Property Manager in their absence and refers matters
outside of their authority to the appropriate personnel.
§ Performs administrative tasks related to renting of apartments.
§ Perform other duties as assigned by the Property Manager.

Skills & Abilities:
§ Must have high level of interpersonal skills to interact with tenants in
a professional and friendly manner
§ Excellent verbal communication skills
§ Must be able to work in a team environment.
§ Must be detail-oriented and self-starter

Requirements:
§ High School Diploma/or equivalent.
§ Property Management experience.

The job Description is for a position in Burlington, New Jersey, at
an apartment complex owned by a large commercial developer from Oceanport.
It is assisting the manager.

The hours are 9 am to 5 pm, Mon/Fri.
Pay is $16/hr, from Spherion until hired.
Client offering $33/34K plus benefits.
Interviews required.
Must have 2/3 years of property management experience.
